Saint John’s Residence and School for Boys


 


HAKS performed a building condition assessment of Saint John’s Residence and School for Boys in Rockaway Park, Queens. The assessment of the residence, school and office building was conducted to determine needed repairs. Interior building elements were inspected for water damage. Stairs and other architectural details and finishes were surveyed for functionality, integrity and general condition. A visual assessment was conducted for structural systems to identify signs of distress or failure.

The assessment included major systems such as heating, cooling, ventilation, elevators, lighting, power, fire detection and alarms as well as communications, security, emergency power and lighting, sprinkler systems, and generators in addition to major electrical systems. Attention focused on the condition of the equipment, its operational modes and remaining useful life.

Photographs illustrated particular deficiencies and documented nature, location and extent of the remedial work and actions required. Urgent and priority hazardous conditions were reported directly to the school’s project manager.

The assessment findings were reported in a database that included all capital costs required to bring the facility to a state of good repair. The deficiencies found were prioritized for the client’s future capital plan.
