Claremont V Housing Development


HAKS provided architectural and engineering design services for the Claremont Group V complex, which required new brick parapets, repairs and repointing to brick masonry throughout and along the street sides of the buildings, along with a major overhaul of the boiler room with new structural slab and supports, five new high-efficiency boilers and a state-of-the-art digital temperature control system. The complex consists of three five-story buildings containing 129 apartments, located at College Avenue in The Bronx on a 1.24-acre site. The complex, which was built in 1918, experienced extreme deterioration and required a major rehabilitation. The three buildings form a triangular volume around an interior courtyard. Access to the four resident entrances is through a single courtyard entrance at College Avenue.

The boilers dramatically reduced the property's carbon footprint by saving energy, reducing the operating costs of the development and helping to meet NYCHA's green infrastructure goal. The new interior courtyard provides private space for residents, bringing a sense of harmony and community to the development.

The project team completed this affordable housing project on schedule and within budget. As unplanned and unforeseen issues are commonplace in a 90-year-old building during construction, the project team pro-actively minimized disruptions to residents, while assuring no impingements on their safety. Overall, the partnering of the client, the architectural design team, the general contractor and the construction manager with resident participation ensured a successful rehabilitation that exceeded expectations.

The project received the 2013 ACEC-New York Silver Award for Engineering Excellence.
