NYCHA Cycle 8 Facade Inspections


 


HAKS is providing architectural/engineering services for inspections of building exteriors to fulfill New York City Department of Buildings Local Law 11, Cycle 8 requirements.  The five-year New York City Housing Authority (NYCHA) assignment encompasses inspection of all facades, rear walls, sidewalls, courtyards, alcoves, setbacks, and roof structures.  Inspections are performed in 30-foot or less continuous adjoining segments, from grade to roof, via high-powered binoculars, for the complete perimeter of the building. At least one close-up inspection from scaffolding must be performed on each facade in addition to the visual inspection. Inspections of building appurtenances, including balcony enclosures, exterior fixtures, parapets, copings, window frames, guards, window air conditioners, and any equipment attached to or protruding from the facade, are performed by visual observation and/or using high-powered binoculars to assess the structural integrity and potential for creating unsafe conditions.

Findings are classified under one of three categories: safe; safe with a repair and maintenance program; or unsafe—a life safety condition must be repaired within 30 days.  Once repairs are completed, a follow-up inspection is conducted and an amended report submitted to the Department of Buildings.
