Queensbridge Houses Boiler Replacement


 


Queensbridge Houses, the largest NYCHA development, is divided into North and South sections that each encompasses 13, six-story buildings for a total of 3,142 apartments.

HAKS provided Construction Management/Build services for the $14 million Queensbridge Boiler Replacement project, which required the removal of six boiler plants and the installation of 18 new boilers and controls inside all buildings, including the community center. Final design was a cooperative effort between HAKS, NYCHA’s in-house design team and the general contractor.

HAKS oversaw critical path activities and used look-ahead scheduling to anticipate and resolve potential schedule delays. HAKS coordinated the early procurement and delivery of the new boilers and related equipment in multiple locations concurrently, thereby reducing time needed to provide, operate, and maintain temporary mobile steam boilers in front of residences.

HAKS also managed the decommissioning of the existing boiler plants as well as the performance of a thorough hazardous abatement remediation process that provided for the safe removal of the old boilers and installation of the new ones. Approximately 100 square feet of asbestos-containing materials were identified at plant ceilings and were abated.

The large housing complex remained fully occupied throughout the boiler replacement project, and tenants were never without heat or hot water. HAKS bid out the project and the winning bid came in at $5 million below estimate. Fixed allowances were incorporated into the bid package and awarded to a low bidder, minimizing the potential for change orders.

The project received a 2012 ACEC New York Gold Award for Engineering Excellence.
