Richmond Pre-K Center At 1 Teleport Drive


 


As part of the Mayor’s initiative to offer Universal Pre-K to all city families, the New York City School Construction Authority (SCA), through an executed lease agreement, constructed a new 17,000-square-foot Pre-K space for 144 full-day students in a building located at 1 Teleport Drive, in the Bloomfield area of Staten Island.

HAKS provided construction management staffing and consulting services for the project, which was performed within an ambitious schedule of eight months so the facility could be completed by opening day of the fall 2015 school year. HAKS met the deadline and the facility was turned over to the New York City Department of Education (DOE) on time. To complete the project within the limited time, the SCA used an existing emergency response CM/build contract in which trade procurement times were kept to a minimum because of HAKS’ ability to hold the trade contracts.

Renovation included the creation of eight classrooms (each with its own bathroom), a kitchen, a dedicated fire alarm system, new utility service, HVAC system and entrance. A playground was also built. Because of its neighboring adjacencies to the Staten Island District Attorney’s office (on the same floor) and the Lavelle Preparatory Charter School (on the floors above), security protocol was a matter of paramount importance, and the HAKS team was tasked with developing and executing a plan that monitored the arrival of all new personnel and visitors to the site.

Our duties included construction supervision and coordination of special inspections needed by the client-provided laboratory, as well as regular visits and quality assurance/quality control inspections by the design team and PANYNJ. Material testing in the plant or field was coordinated and supervised by our CM field staff. We implemented a thorough coordination process to identify, review and reconcile conflicts between MEP systems including HVAC (piping and chilled hot water), plumbing piping, duct work, electrical conduit and MEP equipment. We performed final inspections, preparation of the punch list, and accelerated completion of punch list work.
