Pomonok Houses Building Envelope Restoration


The Pomonok Houses development in Queens consists of 35 residential buildings originally built in 1952. Building footprints vary in size from 6,500 to 20,000 square feet and in height (three to seven stories). The project involved the preparation of condition assessment reports for each building as mandated by New York Local Law 11, which requires façade inspections every five years on any structure over 75 feet in height. This effort was followed by architectural and engineering design, specification development and construction cost estimating for complete roof and window replacements, related brick repairs, asbestos/lead paint abatement and an owner-requested replacement of a water tank and pumping system utilized for the sprinkler system.

In addition to construction document preparation, HAKS assisted NYCHA in bidding the construction work, analyzing contractor bids, recommending award and performing construction administration services for this project with a construction cost of $96.5 million.
